What this site is
Fix o'clock is an information service. It shows what today's money-market prices imply for fixed mortgage deals, and lets you compare your own options using arithmetic on the numbers you type in. It is free to use.
What it is not
It is not financial advice, and it does not recommend any product, lender or course of action. Nothing on this site takes account of your personal circumstances. If you want advice, speak to a mortgage adviser regulated by the Financial Conduct Authority. Fix o'clock is not authorised or regulated by the Financial Conduct Authority.
Predictions
Figures described as "market-implied" or "what the market expects" are read from published money-market prices. They are the market's current price for the future, not a forecast by us, and they are often wrong. Ranges are estimates of uncertainty, not guarantees. "Typical" mortgage rates are estimates from published best-buy tables and will differ from any rate a lender actually offers you.
Accuracy
We take care to keep the data and calculations accurate, and we show where numbers come from, but we do not promise that anything on the site is complete, current or error-free. Market data can be delayed or unavailable. Check any figure that matters to you against your lender's own documents before acting on it.
Your responsibility
Any decision you make about your mortgage is yours. To the fullest extent the law allows, we accept no liability for loss arising from use of this site or reliance on anything shown on it.
Using the site
You may use the site for your own personal, non-commercial purposes. Please don't scrape it, overload it, or present its output as your own or as advice. The calculation methods and text are ours; the market data belongs to its providers.
